anyway, i guess it is important to understand the rationale of getting the apartment. Is it for investment? or for own family staying?

Pelangi is near to Help College (previous S.I.T.), shopping centre and eating places, a good place for workers and students - could be considered for investments. But it is true that Pelangi Court is a bit "messy and complicated" - due to the variety of the people living there. Should not be a problem to rent out.

Dynasty and Regency are more luxurious. Regency seems to be a good, clean and safe place. Because Dynasty is a larger development than Regency, you can expect more residents there - probably better facilities and higher vandalism rate too.

Regency is nearer to the main road and Federal Highway - more cars (wait till there's a function at Hokkien Association building, you'll see) but that also means less theft crimes. Dynasty is slight off the main road - more peaceful, less dusty but could be a better place for robbers too.

Have few rounds of site visits, talk to local residents and work out the money matters - you will make an informed decision. Good luck!

hmm.. lee, thanks for the insight.

i take serious note on ur thoughts. esp the traffic..
i heard it's bad.. but it might be more serious than what i imagined.

since i'm thinking for personal stay instead of investment, perhaps i should consider regency based on ur reply.

i agree in checking out the place and talking to people. but the thing is how to check out the place if i don know anyone. rather tough to start a conversation with a resident too.. got to lepas the guards first. any ideas how to get more info (as in talk to potential neighbours without the agent sneaking beside you...)?

also, if i wan to get a good valuation of the actual value of the area, who can i talk to? any advice as well?
